General

Q: How can I be notified via email of important announcements. 

A: Make sure the property management company has your email address associated with your property. This is available for both homeowners and renters. You can ask to be added by emailing propertymanagement@baldwinparkhoa.com

Important annoucements will also be posted on Facebook and in the Announcements section of this website. 

Q: I'm a new homeowner. Help!

A: Welcome to the neighborhood! You can find a Welcome Package and many other useful documents in the Resources section of this page. Information includes how to set up an account with the property management company, instructions on paying dues and other useful information. 

Q: How do I get mailbox keys? 

A: If you are purchased a new construction, you will get you keys from the Builder (RP Homes) at closing. If you are purchasing a home from a previous homeowner, that homeowner should give you keys at closing as well.

Q: What do I do if I lose my mailbox key? 

A;  If you have lost your mail box key and need a replacement, please contact the Post Office. 

Q: How do I get a key fob for the clubhouse/pool?

A: If you are a new homeowner, pleae make sure you get your key from from the seller when you get your house keys. If you have lost your key fob and need to order a new key fob, please submit a request on the Pool Page. New key fobs are $60 and this will be billed to your HOA account.

Q: Am I allowed to have yard signs or decorations 

A: Yard signs, with exception for 'For Sale' signs, are prohibited per CC&R's. If an Owner displays holiday decorations, such decorations are to be timely placed for display and timely removed; as a general rule (1) decorations celebrating Christmas or Hanukah should not be placed before Thanksgiving and should be removed by January 15th, and (2) for all other holidays, decorations should not be placed more than 2 weeks prior to the holiday and should be removed within 1 week following the holiday. Please refer to CC&R's for additional details

Q: I'm a renter. Does all this apply to me? 

A: All HOA rules apply to renters. This includes things like yard matainance, changes to the outside of the home/yard, access to pool, etc. You can review CC&R's and other useful information in the Resource section. Please contact your homeowner if you have additional questions. 

As a renter, you can also sign up for email notices from the property management company, as well as join our community Facebook page.

Clubhouse and Pool

Q: What are the pool and clubhouse hours

A: The clubhouse is open from 8 am to 10 pm during summer hours. Pool is open 8 am until 10 pm during summer hours

Q: How do I access the Clubhouse?

A: Please use your key fob to access the clubhouse and pool. 

Q: How do I get a key fob? 

A: All homeowners are issued a key fob. Key fobs are active for all homeowners in good standing. 

Q: Who do I contact if my key fob is broken or lost? 

A: To order a new key fob, please submit a request on the Pool Page. New key fobs are $60 and this will be billed to your HOA account.

Q: How can I reserve the Clubhouse

A: You can reserve the Clubhouse by booking open slots on the calendar here. You are allotted 60 min before and after your reservation for setup and clean up. Reservations are free, but homeowners that do not clean up the clubhouse and return all furniture to it's original location will be assessed a $50 cleaning fee. 

Q: Can I reserve the pool?

A; The pool cannot be reserved. Homeowners are only allowed to reserve the clubhouse. All other homeowners are allowed access and use of the pool and bathroom facilities at all times. 

Q: Can I bring guests to the pool? 

A; Guests are only allowed during the week. Please limit guests to 5 non-residents to use the pool during weekday hours. No guests are allowed in the pool during the weekend. 

ARC Approvals

Q: What items need an ARC approval? 

A: Any changes to the outside of your home require ARC Approval. This includes (but not limited to) trees, bushes, shrubs, detached buildings, attached buildings, changes to the color of your home, side walks, driveways, roofs, etc. Having an ARC approval for any change protects you as the homeowner. Unapproved changes may become violations and fees may be assessed. 

Q: How do I submit an ARC Request? 

A: Please fill out an ARC request form, attach supporting documentation (photos, building specs, etc) and either submit through the SPMG Homeowner Portal

Q: Where can I find the ARC request form? 

A; ARC Request forms are located in the SPMG Homeowner Portal as well as copies located in the Resources Section of this web page.

Q: How long do ARC requests take for approval? 

A: Requests are processed within 30 days. If you have an outstanding request and need assistance, please contact propertymanagement@baldwinparkHOA.com

Billing, Dues, Violations and Notices

Q: When are HOA dues paid? How do I pay? 

A: Dues are currently $65/mo or $780 annually. You can pay dues through the SPMG Homeowner Portal or mail a check directly to the property management company directly each month/year. 

Q: What is the payment mailing address?

Q: I received a warning/violation? What next? 

A: If you have received a warning, you can contact the property manager at propertymanagement@baldwinparkhoa.com to discuss remediation. Typically, there is a grace period to resolve violations. If you have received an additional violation notice and a fee is assessed, you can pay this directly to the property management company with your monthly dues through the SPMG Homeowner Portal or by mailing a check. 

Q: How do I report a violation

A; You can report violations to propertymanagement@baldwinparkhoa.com. Please provide a timestamped photo of the violation from street level (you can download the free Timestamp App from iOS and Google Play Store). Violations reported without photos may not be issued. All homeowner reported violations are kept anonymous. 

Q: Where can I see HOA budgets? 

A: Financial documents for the HOA can be located in the SPMG Homeowner Portal. These documents will not be posted publicly. 

Q: I'm selling my home. What should i do?
A: Please contact propertymanagement@baldwinparkhoa.com to make sure you prepare the transition to the new homeowner.
